BACKYARD COTTAGES are formally known as detached Accessory Dwelling Units (ADUs). Backyard Cottages are separate housing units built in the backyards of residential properties. In July 2019, Arlington County officially made the change to the zoning ordinance to allow new detached units to be built and other jurisdictions are following suit, including the city of Alexandria. The ability to now legally add a Backyard Cottage creates a great opportunity for single-family home residents. There are many benefits & uses from investing in a Backyard Cottage, including long-term rental income, for a family member, or flexible space to serve immediate or future needs. Backyard Cottages are a great consideration for homebuyers already building a new home with Classic Cottages!

Backyard Cottages ADU’s are complete with your everyday living necessities including refrigerator, stove top, oven, microwave, dishwasher, sink, and plenty of cabinet storage space. Optional island configuration allows for additional storage and seating.

SOCIAL LIVING ROOMS

Backyard Cottages are always open concept which means your living space is really the entire ADU space, including this little nook right off the kitchen for when you want to sit back, relax and take an afternoon snooze.

 

MULTI-PURPOSE BEDROOMS

All Backyard Cottages bedrooms serve multiple functions. With this built in feature, including storage under the bed, you are able to maximize your storage space. Cabinet space on either side and cubbies above the bed allow the storage of all personal items.

SPACIOUS FULL BATHROOMS

Spacious full bathrooms include everything you need for modern living. Choose your own bathroom finishes from your choice of tile, plumbing & lighting fixtures, vanity, mirror, bath accessories, and of course whether or not you want a shower or tub!

COMPLETE LAUNDRY ROOMS

A full size washer & dryer are found in our ADUs. This particular model also features a convenient folding counter atop the appliances for folding clothing & linens. Small cabinets above the window (not featured in this photo) offer additional storage space for everyday household essentials.


INVESTMENT

Building a backyard cottage is no easy task. It truly is a mini house (Under 750 sq ft) and requires the same amount of steps and effort it takes to build a Classic Cottages model home (3,500 sqft +). This means architecture, engineering, permitting, construction, utility connection, etc. as well as working with various construction trades simultaneously to build a backyard cottage on site from start to finish. For such a “tiny home”, you woudn’t expect there to be so many moving parts and so many people involved!

However, we have built many different types of Backyard Cottages over the last few years and are happy that we can help families in need of these type of flexible housing solutions. For buyers looking to build a Classic Cottages home with us, adding a Backyard Cottage to your home plans from the very beginning during the initial contract phase, does help with streamlining the process and ultimately saving time and money.

Therefore, we offer Backyard Cottages as an add-on contract option to our Classic Cottages clients. Pricing starts at $250k+.
